Conforming loan limits are the dollar caps that decide whether a mortgage can be backed by Fannie Mae or Freddie Mac, the two government-sponsored companies that buy loans from lenders. The Federal Housing Finance Agency (FHFA) sets these limits once a year, and they usually rise as home prices rise. A loan at or under the limit is called conforming and tends to get better rates because it is easier for the lender to sell. A loan above the limit is a jumbo loan, which often comes with stricter rules. High-cost areas like parts of California and the New York metro get a higher ceiling than the standard national limit.

01Why it matters

Crossing the conforming limit by even one dollar can push you into jumbo-loan territory, which usually means a bigger down payment and tighter approval rules. Knowing your county's limit tells you how much you can borrow at the better, more common rates.

02The math, step by step

For 2026, the FHFA set the baseline one-unit conforming limit at $832,750 in most counties, with higher ceilings in high-cost areas. Your county's limit may differ, so check the FHFA limit for your area. If you borrow at or under that figure your loan is conforming. If you need to borrow $50,000 more than the limit, you fall into jumbo territory and a lender may ask for a larger down payment and more cash reserves.

Do not confuse with The price of the house you can buy

The limit caps the loan amount, not the home price. With a large down payment you can buy a home far above the limit and still keep a conforming loan, because only the borrowed portion counts.
